		<description>I think a big flashlight is important and can also be used as a weapon.  You should also try to meet all your potential clients at the office.  If they are willing to show up at the office it&#039;s unlikely they are going to do anything to you.</description>

		<description>Fantastic advice. One should always be aware of the surroundings, no matter where you are. This is especially useful for Metro area listings, but there is no such thing as being too careful. As Jo-Ann said too, always know your exits! 10 seconds is not much time to waste to prevent possible danger.</description>

They generally have the right to float through but if they land on the shore for say - a picnic they are now tresspassing.  Several private land owners are trying to make it illegal for people to float throught their properties.  You can immagine the traffic along those rivers that have commercial rafting tours in them.</description>

I have had tracks in the overnight snow up to my vehicle and all around it.  People look for opportunities in out of the way places where we would ordinarily think we are safe.</description>

		<description>It is not illegal to publish covenants, by-laws and articles of incorporation.  All of these documents are public record.  I just wish that we could publish a record of their voting at directors meetings to establish accountability for their actions.</description>

I had a client that needed to sell their four unit building because their son had suffered a mysterious illness recently. The parents/co-owners were out of state and couldn&#039;t handle the day to day operation with their son no longer able to perform the manager duties. The illness was sudden and total memory loss and total personality change. Well we got the listing under contract and during the inspections, we found one furnance in the building was pumping out 40,000 btu&#039;s of carbon monoxide directly into the unit. This was the owners&#039; son&#039;s unit. From the actual experience I know share the importance of installing WORKING Co monitors because no one should ever have the pain this family went through all because they didn&#039;t have a co monitor. 		<description>Just like Bob above, I&#039;m in Summit County -- and I would have to say we&#039;re very fortunate that we don&#039;t have to be overly concerned about many of the issues Realtors who work in metro areas must constantly keep in mind.

I was taught by my mentor to always know where your exit is. When I have an open house I never let myself be cornered or shut off from an exit. the back door is always unlocked for a quick escape if need be.</description>

On an unrelated note, I found a cool app on the iPhone.  Called eMail Mania, makes it really easy to send pics and videos all in one email,  text or voice too.  I use it daily to send pics of my rental properties and new listings.</description>
